Common Water Heater Problems

RCCB tripping during shower
Caused by failing heating element.

Rusty Stop Cock & Fittings
Over time, the stop cock and pipe fittings connected to a water heater can suffer from rust and corrosion due to constant contact with moisture and heated water.

Tank leaking water
Over time, the protective enamel coating wears off, exposing the steel tank to water, leading to rust and pinhole leaks.

Leaking from Gasket
Gaskets around the heating element or inlet/outlet pipes degrade, allowing water to seep out.

Thermostat cable burnt
A burnt thermostat cable is a common electrical fault in storage water heaters. It usually occurs when the wire insulation deteriorates due to prolonged heat exposure, loose wiring connections, or electrical overloading.

High Water Pressure
140 PSI water pressure is in violation of SS 636:2018 – Code of Practice for Water Services, Clause 6.7. According to the standard:
In tall buildings, fittings should not be subjected to pressures greater than 35 metres head, which is approximately 50 PSI
Unsafe unlicensed installation

- An inner tank leak is one of the clearest signs that your water heater has reached the end of its service life.
-
Corrosion over time – The tank’s enamel lining has worn off, exposing the steel to rust and water damage
- High water pressure – Excessive mains pressure puts stress on the tank walls, causing cracks and leaks
- Drain Pipe Choked
- To ensure compliance and protect your family’s health, always engage a PUB Licensed Plumber for installation and replacement works.
