Common Water Heater Problems

Common Water Heater Problems: Thermostat Cable Burnt

Thermostat cable burnt

A burnt thermostat cable is a common electrical fault in storage water heaters. It usually occurs when the wire insulation deteriorates due to prolonged heat exposure, loose wiring connections, or electrical overloading.

Rusty Stop Cock & Fittings

Over time, the stop cock and pipe fittings connected to a water heater can suffer from rust and corrosion due to constant contact with moisture and heated water.

Leaking Water Heater tank

In older HDBs (built before 2010).

Missing drainpipe

Missing the drainpipe

Storage water heater pressure relief valve missing drainpipe – a PUB safety non-compliance

RCCB tripping during shower

Caused by failing heating element.

High Water Pressure

140 PSI water pressure is in violation of SS 636:2018 – Code of Practice for Water Services, Clause 6.7. According to the standard:
In tall buildings, fittings should not be subjected to pressures greater than 35 metres head, which is approximately 50 PSI

Unsafe unlicensed installation

An unlicensed replacement (Unsafe, typical handyman installation)
  • An unlicensed replacement of a storage water heater may result in missing critical safety components, such as the double check valve (also known as an anti-backflow valve). This valve is essential to prevent contaminated water from flowing back into the potable water supply.
  • Without this safeguard:
    • Backflow contamination can occur, introducing bacteria, rust, and other harmful substances into the drinking water.
    • This can lead to health risks including infections, chronic illnesses, and other serious complications—especially for children, the elderly, and those with weakened immune systems.
    • It also violates PUB regulations, putting the household at legal and safety risk.
  • To ensure compliance and protect your family’s health, always engage a PUB Licensed Plumber for installation and replacement works.
