Common Water Heater Problems

Leaking Water Heater tank
In older HDBs (built before 2010).

RCCB tripping during shower
Caused by failing heating element.

Rusty Stop Cock & Fittings
Over time, the stop cock and pipe fittings connected to a water heater can suffer from rust and corrosion due to constant contact with moisture and heated water.

Thermostat cable burnt
A burnt thermostat cable is a common electrical fault in storage water heaters. It usually occurs when the wire insulation deteriorates due to prolonged heat exposure, loose wiring connections, or electrical overloading.

Missing Drainpipe
Storage water heater pressure relief valve missing drainpipe – a PUB safety non-compliance

High Water Pressure
140 PSI water pressure is in violation of SS 636:2018 – Code of Practice for Water Services, Clause 6.7. According to the standard:
In tall buildings, fittings should not be subjected to pressures greater than 35 metres head, which is approximately 50 PSI
Unsafe unlicensed installation

- An inner tank leak is one of the clearest signs that your water heater has reached the end of its service life.
-
Corrosion over time – The tank’s enamel lining has worn off, exposing the steel to rust and water damage
- High water pressure – Excessive mains pressure puts stress on the tank walls, causing cracks and leaks
- Missing or faulty safety valves – Without proper PRV and vacuum relief valves, negative pressure or backflow damages the tank
- Poor or unlicensed installation – Wrong pipe materials or lack of pressure testing accelerate tank failure
- To ensure compliance and protect your family’s health, always engage a PUB Licensed Plumber for installation and replacement works.

BEFORE
The Rheem EH 40M storage water heater mounted above the ceiling had come to the end of its service life. Visible signs of wear — from declining heating efficiency to possible leakage risks — made a full replacement necessary to restore a safe and reliable hot water supply.
AFTER
A brand-new Rheem EHG 40 has been professionally installed by Homeone. The works included a new stop valve, double-check valve, and drain pipe, along with proper equipotential bonding and 2.5 mm² electrical wiring for safe operation.
Every step was carried out in strict compliance with PUB and EMA requirements, ensuring long-term reliability, safety, and full protection of the manufacturer’s warranty.
