The customer reported “Rheem water heater no hot water” and suspected leakage. The ceiling was also stained and sagging due to water damage.

Rheem Water Heater No Hot Water Replacement & Ceiling Repair at Guilin View

A homeowner at Guilin View faced the issue of Rheem water heater no hot water. Homeone proposed a same-brand replacement with full compliance. We installed a new Rheem 85VP20S and reinstated the ceiling damaged by prior water leaks.

Before Replacement:

The Rheem 81VP20S heater was at the end of its service life, with internal leakage and failed insulation. Multiple copper pipe fittings had corrosion and leaks, causing visible ceiling damage above the bathroom.

After Replacement:

New Rheem 85VP20S installed with stainless steel piping and new fittings. Full ceiling reinstatement completed. Entire setup restored to PUB compliance and aesthetically finished—homeowner satisfied with reliable hot water again.

Inspection Findings

  • Internal heater tank leaking
  • Rusted copper pipes with leakage
  • Damaged bathroom ceiling from moisture
  • No functional drainpipe
  • Electrical bonding present, but aged

New Components Replaced:

  • The new heater, Rheem 85VP20S water heater
  • New stainless steel inlet & outlet pipes (within 1 metre)
  • Drainpipe installation
  • Pipe fittings (full set)
  • Full ceiling board, cornices, and painting
  • Electrical bonding was rechecked and reconnected

Replacement work scope:

  • Shut off mthe ain water and electrical supply
  • Dismantled the faulty Rheem 81VP20S unit
  • Assessed and marked the damaged ceiling area
  • Installed new Rheem 85VP20S heater
  • Laid new stainless steel inlet/outlet pipes and fittings
  • Added a new compliant drainpipe
  • Re-bonded electrical earthing
  • Reinstated the ceiling board and cornices
  • Painted ceiling for a clean finish
  • System tested, verified hot water flow
  • Site cleaned and handed over
  • Documentation for PUB submission

Our PUB Licensed Plumber has endorsed that work is done in accordance with the conditions stated below:

  1. All water service installations must be in accordance with the Public Utilities (Water Supply) Regulations, Singapore Standards 636 for Water Services, and all other relevant statutory requirements.
  2. The proposed works shall not adversely affect the existing water supply reticulation system.
  3. The proposed water storage heater is installed in accordance with the specifications and requirements of the manufacturer.
  4. The installation of double-check valves is safe and effective in preventing backflow and the back-siphonage of water from the storage water heater through the heater inlet pipe, and will be safe for use.
